County, coffee shop agree on lease

ALBANY -- It looks as though Albany will once again enjoy the benefit of a downtown coffee shop, county documents show.

Cafe Management Group LLC and its principal agent, Anthony King of Leesburg, have signed a lease with the Dougherty County Commission to occupy now vacant space at 114 N. Jackson St.

The space was formerly the home of Brown Bean Coffee, which

moved out of downtown and into a space at the Northwest Library following the library's expansion at its new location on Dawson Road.

According to the lease for the property, the two-year arrangement begins on Jan. 1, 2010, with rent set to commence on March 1. The March 1 rent payment is due at the signing of the lease. Initially, rent for the property will be at $819 per month, documents show.

At the end of the two-year period, Cafe Management has the option to renew for up to nine years in three, three-year terms.

The move will leave only the former Dollar Square space, which was leased by the county to the Albany-Dougherty Inner City Authority, which in turn sublet the property to Dollar Square owner Tim Washington, vacant in the county-owned properties located in the

parking deck on Jackson Street.
