Doublegate seeking to create lots

ALBANY, Ga. -- Doublegate Country Club Inc. is seeking to change its zoning from single-family residential and commercial recreation to multiple-dwelling community residential to build 3,000- to 7,000-square-foot home lots on its property off Old Dawson Road.

The zoning application was approved by the Albany-Dougherty Planning Commission with the condition that the use of the property be restricted to detached single-family residential structures.

The application will now go before the Albany City Commission for approval. The board will hear the application at a hearing scheduled for its Nov. 23 meeting at 8 p.m.

The city's planning and zoning department is recommending approval of the application with the stipulation that the Planning Commission's condition be stated on the subdivision plat.

While city staff is recommending approval, the requested rezoning is not consistent with the future land use map because the C-R designation traditionally allows for townhouses, duplexes and apartment buildings.

But Mary Teeter, interim director for planning and zoning, said that the condition for detached single-family dwellings will prohibit the other types of buildings.

"That's why the Planning Commission and the applicants agreed to make this application conditional," she said Friday. "The development will be limited to detached houses."

According to city officials, Doublegate is planning to demolish the site of its current tennis courts and build the residential units there. The tennis courts are to be relocated to another site.

Teeter said the reason for the rezoning application is because the proposed lot sizes are smaller than the ordinance for the R-1 designation allows. Under the C-R designation, the square-footage requirements drop from 7,000 square feet per parcel to 3,000 feet per parcel, which will fit most of the proposed structures Doublegate officials are expecting to build.

Even so, they'll have to seek a variance next month should the zoning application be approved.
