....plus maybe a poor school system, loss of job, can't pay the mortgage, broken home, sick of this town, could be a number of reasons.
My wife and I are currently looking for a new home in the Albany area, and it's crazy what you can get for the same amount of money in DoCo versus Lee County. That is just considering the asking price for the house. When you calculate the property taxes it can be outrageous. The millage rate in Lee is 28.416 versus 39.249 in DoCo. That is nearly 40% more just for property taxes. For example, on a $300,000 house you would pay an extra $108 dollars per month in property taxes, or $72 more per month for a $200,000 house.
Unless you are buying in an elite neighborhood and you have the cash flow, it would be insane to buy in DoCo. Just imagine the housing market in 10 years...
I expect the cost per square foot is a lot lower in DoCo, too. But not 40% lower.
Get out while you can.
Albany is the Titanic. When all the good taxpayers have left, what do they plan to do. Appeal to Phoebe. Most of their largest employers pay no taxes directly. And most of these mom and pop companies do not give you the actual inventories and there are not enough people to audit them.
Dougherty County has gone crazy with their millage rate. They need to reaccess the 24 percent of tax exempt entities and I think they will come up with more revenue. The commissioners are bouncing their budgets off of the backs of the taxpayers. Maybe they are in a position of weath to pay more but 95 percent of the 15 percent taxpayers just can get by from week to week. The commissioners do not care as they had rather fund their dead end projects. For whom? I don't know because the non welfare crowd is trying to exit this place. Our commissioners really worked hard towards offering incentives for keeping these big industries here. LOL!

Who cares Lee Cty hasn't had a tax increase in 5 year.
Have talked to alot of people in DOCO who would love to sell & get out but they can't because between the DCSS, milleage rate, crime, etc they would have to give their homes away. Town will keep getting worse because no one will move in especialy bussinesses.
Will the last wage earner to leave Dougherty County please turn out the lights? Plus don't think for even a minute you can shift the tax burdon to the Industry that is already here. The Private Industry is already to bail over health care costs. the Government Industry is about to take a heck of a hit from from the mandatory cuts imposed because the assigned Politicians failed to find a program that would work without them being the bad guys. So they will let the automatic cuts do the work. Either way the tax base will consist mainly of those that do not pay taxes.
The 47%-ers. The top 10% of wage earners ($112,000 or more) pay over 70% of the taxes in this country; the top 50% ($66,000 or more) pay 98%! Almost 50% of this country pays nothing. I think that it was Ben Franklin who said, "When the people find that they can vote themselves money, that will herald the end of the republic (we are a republic not a democracy, public-schoolers).". I hate seeing this town fall into ruin. I grew up here. It was a safe and "good life" place to call home. I am gonna do what I can to make it better. It was also Mr. Franklin who said, "Any fool and criticize, condemn and complain, and most fools do.". I realize that the best days of this town, and country, may be behind it. I'm not walking around with blinders on. I just hope that we are not all just sitting behind a screen, criticizing, condemning and complaining. I'll get off my soapbox now...

We all better hope and pray everyone that can, casts a vote in this election. Either Absentee, Early or Ballot. For it is the only way to truely reflect the will of the people, not just the will of those that bother to vote. Maybe it is time to go to Mail Voting like Washington and Oregon.
Albany is a shrinking dollar as far as working tax payers go. Albany has become the Mecca for those seeking government sponsored programs also known as free handouts. Albany has the best government housing in the entire state. Kind of like build it and they will come. Guess what they did. All of those dont buy homes dont pay much tax but they have all hands in the house reaching out palms to the sky with a big smile saying Give Me! Give Me!.
The schools are a joke, politics are a joke, corruption in anything goverment runs abound. Properties are dropping in value and politicians squeeze us more to keep free programs afloat.
School system run by a bunch of stupid jerks plus graft, corruption and not following the rules by school board candidates plus racism by the city commission equals loss of jobs, tax base, homes, small businesses. The problem with Albany is a majority black school board and city commission who thinks the rules don't apply to them and when agencies try to enforce the rules, the people over those agencies are incompetent. Yes, Albany is officially in the crapper.
Yep and the loss of many, many jobs. Many people have moved because they keep getting broken into multiple times and are just sick of it and I cannot blame them for feeling that way one bit. I would be the same way. It's a shame that we cannot get a control over the issue but until dramatic things change for the better it will only get worse.
...... and don't forget the demographics of Albany that have lead to the "flight". .....
Albany is so backwards on everything. Instead of making moves to draw businesses and industry to Albany, they make moves that only encourages crime and attracting the thug life mentality while in the same process keeping businesses and industry from Albany. Yet you have those who look through rose colored glasses that thinks Albany life is improving and heading in the right direction. Albany was once a great growing city, but the only thing growing is poverty, crime, welfare etc.

I hope all the members of the tax board, city commission and county commission read this squawk blog. I am going to send it to them if I can figure out how. My sister's home in an Atlanta burb has 5200 square feet, 2.2 acres, good public schools, good community demographics and their county tax board dropped the assessment last year by 20%. Her tax bill with homestead exemption is $2200.00. That's 22 hundred dollars. I have 4100 square feet on .75 acre and not in upscale area and my taxes are $4500.00 with homestead exemption. Outrageous for what we have to endure in this City.
