NOTICE OF SALE UNDER POWER, DOUGHERTY COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Francella Brown to Mortgage Electronic Registration Systems, Inc., as Grantee, as nominee for Fidelity Mortgage, a division of Delta Funding Corporation, its successors and assigns. dated 7/25/2006 and recorded in Deed Book 3193 Page 322 Dougherty County, Georgia records; as last transferred to or acquired by HSBC Bank USA, N.A., as Indenture Trustee for the registered Noteholders of Renaissance Home Equity Loan Trust 2006-3, conveying the after-described property to secure a Note in the original principal amount of $87,400.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Dougherty County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on April 6, 2021 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN DOUGHERTY COUNTY, GEORGIA, AND BEING ALL OF LOT 5 IN BLOCK "B" ROSELAND SUBDIVISION, CONSISTING OF A PORTION OF LOTS 223 AND 246 IN THE FIRST LAND DISTRICT OF DOUGHERTY COUNTY, GEORGIA, AS PER PLAT OF SAID SUBDIVISION BY DEAN ENGINEERING CO. RECORDED IN PLAT BOOK 3, PAGE 3, IN THE OFFICE OF THE SUPERIOR COURT OF DOUGHERTY COUNTY, GEORGIA; SAID LOT FRONTS 155 FEET ON THE SOUTH SIDE OF N. ROSEWOOD DRIVE AND EXTENDS SOUTH SAME WIDTH A DISTANCE OF 273.4 FEET. (SAID PROPERTY BEING KNOWN OTHERWISE AS 110 ROSEWOOD, ACCORDING TO THE PRESENT SYSTEM OF STREET NAMES AND NUMBERING THAT IS IN PLACE WITHIN THE CITY OF ALBANY, STATE OF GEORGIA). The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorneys fees (notice of intent to collect attorneys fees having been given).
