NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF DOUGHERTY Guy Victor, did on November 22, 2021, execute and deliver a Security Deed to Summertown Properties, LLC, as collateral for an interest only balloon Promissory Note of even date in the original principal amount of $30,000.00, said Security Deed being recorded in Deed Book 4911, Page 31, in the Office of the Clerk of Superior Court of Dougherty County, Georgia, and which Security Deed was subsequently assigned by Summertown Properties, LLC to Timeless Transactions, Inc. by Transfer and Assignment of Deed to Secure Debt dated June 30, 2022, and duly recorded in Deed Book 4993, Pages 328-329, in the Office of the Clerk of Superior Court of Dougherty County, Georgia. By virtue of the power of sale contained in said security deed, there will be sold at public outcry before the courthouse doors in Dougherty County, Georgia, by the undersigned, during the legal hours of sale on the first Tuesday in October 2022, to the highest bidder for cash, the following described property, to-wit: All that tract or parcel of land situate, lying and being in the City of Albany, Dougherty County, Georgia, and being more particularly described as all of Lot 23 of the Redivision of Coachman Park, according to the plat of the subdivision as recorded in Plat Book 2, Page 131, in the Office of the Clerk of Superior Court of Dougherty County, Georgia. The described property is known as 409 Louis Avenue, according to the present system of numbering of streets in the City of Albany, Georgia (Map & Parcel No. 0000I/00033/023). This conveyance is made subject to easements and restrictions of record. The street address of the property is 409 Louis Avenue, Albany, Georgia 31701. Notice is given that the individual or entity which has the authority to negotiate, amend, or modify the terms of the Security Deed is TIMELESS TRANSACTIONS, INC., % Divine Finney Davis, PC @ 600 N. The debt secured by the referenced Security Deed has been, and is hereby, declared due because of, among other possible events of default, non-payment of indebtedness as and when due on the indebtedness secured by the Security Deed, and the Holder has declared the balance of the indebtedness due. Therefore, in accordance with the terms of said Security Deed and applicable law, after proper advertisement, the property will be sold.
