By virtue of a power of sale contained in that certain Security Deed from JANET FAIRCLOTH WOODWARD to Bank of Lee County dated August 12, 2005, and recorded in Deed Book 3020, Pages 63-67 in the Office of the Clerk of the Superior Court of Dougherty County, Georgia, said Security Deed has been given to secure that certain Promissory Note dated May 10, 2018, between JANET FAIRCLOTH WOODWARD to Bank of Lee County in the amount of Four Hundred Thirty-One Thousand Nine Hundred Forty-Five and 48/100 Dollars ($431,950.48) as well as all extensions, renewals, and modifications thereof, together with any and all other indebtedness, of any type or description, then or thereafter owing by JANET FAIRCLOTH WOODWARD, there will be sold by the undersigned, at public outcry, to the highest bidder for cash, before the courthouse door at Albany, Dougherty County, Georgia, within the legal hours of sale on the first Tuesday in April, 2020 , the following described property: All that tract or parcel of land situate, lying and being in Land Lot 366 of the First Land District, Dougherty County, Georgia, and being more particularly described as follows: Commence at the intersection of the North right-of-way of North Slappey Boulevard; from this point go along the East right-of-way of North Slappey Boulevard a distance of 430.00 feet to the POINT OF BEGINNING; from this point continue North along the East right-of-way of North Slappey Boulevard a distance of 200.00 feet; go thence North 89 degrees 04 minutes East a distance of 240.00 feet; go thence South parallel to the East right-of-way of North Slappey Boulevard a distance of 200.00 feet; go thence South 89 degrees 04 minutes West a distance of 240.00 feet to the East right-of-way of North Slappey Boulevard and the POINT OF BEGINNING. Together with all improvements located thereon there being a present on commercial building located at 1906 North Slappey Boulevard, Albany, Georgia. Said indebtedness remaining in default, this sale shall be made for the purpose of paying such indebtedness, as well as all expenses of this sale, including attorneys' fees.
